Minimum job $100. These are the same numbers the estimator above uses — nothing on this page quotes you one price and shows you another. Recurring and seasonal properties are priced lower; ask when you call.

The guarantee

Got an HOA letter? I clear it, or you don't pay for that service.

Violation notices are the reason most people finally call. So the risk sits with me, not you.

Send me the notice with a photo of the property. If it is about mildew, algae or exterior staining, I will tell you straight away whether washing clears it — before I quote, not after.

If I wash it and the association is still not satisfied, I come back and re-treat at no charge, any time within 30 days of the job.

If it turns out washing cannot clear it, you are refunded for that service. No argument, no re-inspection fee, no restocking anything.

The one thing I will not do is take the job knowing a wash will not fix it. If the notice is really about paint, rot or roof damage, you will hear that from me first.

Started the business in 2024 while at Pasco-Hernando State College and still runs the machine himself. Every quote comes from him, and he trained everyone else who touches a hose here — so the job is done his way whichever of us pulls up.

Brayden and Sawyer — operators

The two who actually run the machines. Both take jobs start to finish on the same equipment and the same soft wash method, and both send the before and after photos themselves. Between the three of us a full house wash is an afternoon, not a weekend.

Jeff, Elijah, Brody, Caleb and Jason

Common questions

Before you call

Is pressure washing safe for my siding?

High pressure is not, which is why siding, roofs and screens get soft washed instead — low pressure and a cleaning solution that does the work. It lifts the algae without forcing water behind the panels or stripping paint. Concrete is the only surface that regularly gets real pressure.

How often should a Florida house be washed?

Most houses here want it once a year. Anything shaded, north-facing or near water grows back faster and can need it every eight or nine months. Roofs streaked with black are gloeocapsa magma, and in this climate it comes back whether you treat it or not — the question is how long you leave it there.

Do you use my water?

Yes — I hook up to an outside spigot, which is how the whole industry works and what the machine is built to run from. On an average job it is a few dollars on your bill at Florida water rates. If your property has no working spigot, no water at all, or the supply is on a well that will not keep up, that is not a dealbreaker: I can bring water in, and there is a surcharge for it because the tank has to be filled and hauled. Tell me when you call and I will fold it into the quote rather than surprising you on the day.

Do I need to be home?

No, as long as I can reach an outside spigot and the gates are unlocked. Plenty of jobs get done while people are at work — the before and after photos land on your phone either way.

Will this fix an HOA violation notice?

Usually, if the notice is about mildew, algae or roof staining — and that one is guaranteed. If I wash it and the association still is not satisfied I re-treat free within 30 days, and if washing cannot clear it you are refunded for that service. Send me a photo of the notice with the property and you will get an honest answer before I quote it.

What is the difference between pressure washing and soft washing?

Pressure washing is mechanical — force does the cleaning, which suits concrete and pavers. Soft washing is chemical — a solution kills the growth at the root and gets rinsed off at garden-hose pressure. Soft washing lasts longer on siding and roofs because it kills what is growing rather than knocking the top off it.
