House washing that gets the green off without blasting your walls
Green mildew, black algae and dirt on stucco and siding come off with a soft wash: a cleaning solution and a low-pressure rinse, not a pressure washer pointed at your walls. One-story homes start at $250, and every house is quoted from a photo, usually the same day.
Why Florida walls go green, and why pressure is the wrong fix
Heat, humidity and summer rain keep walls damp, and mildew and algae grow on damp walls. It starts on the north side, under the eaves and anywhere trees keep the sun off, and on stucco it settles into the texture.
A pressure washer knocks the surface layer off and leaves the roots, so the green is back within weeks. It can also etch stucco, strip paint and drive water behind siding. A soft wash kills the growth where it is rooted and rinses it off at garden-hose pressure, so the walls stay clean longer and nothing gets damaged.
Concrete is the exception: driveways, walkways and pool decks are what real pressure is for, and they can be done on the same visit.

What it usually costs
Minimum job $100. These are the same numbers as the main page and its estimator. A photo gets you a firm number, usually the same day, and it does not move once it is agreed.
Walls get soft washed. Concrete gets pressure.
A firm number comes back, usually the same day. No site visit, and the number does not move once it is agreed.
Plants are soaked first. Walls, screens and trim get a cleaning solution and a low-pressure rinse; driveways, walkways and pool decks get real pressure.
Every job is photographed from the same spot before and after, and the photos are sent to you when it is done.
Got an HOA letter about mildew? It clears, or you don't pay for that service.
Send the notice with a photo. You will hear straight away whether washing clears it, before you are quoted.
If the association is still not satisfied, it gets re-treated at no charge, any time within 30 days of the job.
If washing cannot clear it, you are refunded for that service. No argument, no re-inspection fee.

House washing questions, answered straight
What is a house wash?
A house wash is a soft wash of the outside walls: a cleaning solution goes on at low pressure, sits long enough to kill the mildew and algae, and is rinsed off at about garden-hose strength. It takes the green and black growth, dirt and cobwebs off stucco, siding, soffits and trim without blasting water at the walls.
Does a house wash actually work?
Yes, because it kills the growth instead of knocking the top layer off. Pressure alone leaves the roots behind, so the green comes back in weeks. A soft wash kills it where it is rooted, so the walls stay clean far longer.
Will it damage my paint, screens or windows?
No. High pressure is what damages paint, forces water behind siding and tears screens, which is exactly why walls, screens and roofs get soft washed instead. Concrete is the only surface that regularly gets real pressure.
How much does a house wash cost?
A one-story house usually starts at $250, two stories $350 to $400, and three stories around $500. A photo gets you a firm number, usually the same day. Adding the driveway or pool cage to the same visit costs less than booking them separately.
How often should a house be washed in Florida?
About once a year for most homes. Shaded walls, homes near water and anything under big trees can need it more often, because that is where the growth comes back first.
Is it safe for my plants and pets?
Plants near the walls are soaked with plain water first and rinsed again after, so the solution does not sit on them. Keep pets inside while the work is going on and until the walls have been rinsed.
Do you need my water?
Yes. Like nearly every pressure washing company, the equipment hooks up to an outside spigot. If there is no water on site, that is a surcharge, and it is quoted up front rather than sprung on you on the day.
What is the difference between pressure washing and soft washing?
Pressure washing is mechanical: force does the cleaning, which suits concrete and pavers. Soft washing is chemical: a solution kills the growth at the root and gets rinsed off at garden-hose pressure. Soft washing lasts longer on walls and roofs because it kills what is growing rather than knocking the top off it.
