Driveway cleaning in Hudson, FL that takes the black and green off the concrete
Driveways, walkways, sidewalks and paver patios get real pressure and a surface cleaner, so the concrete comes back an even color instead of striped. A standard driveway and walkway is $150 to $200, and every one is quoted from a photo.
Why Florida concrete goes dark, and how it comes back
Concrete is porous. Mildew and algae root into it, tires grind dirt in, and the parts that stay shaded or damp (the side of the drive by the house, the walkway under the eaves) go black first.
Concrete is the one surface around a house that is meant to take real pressure. It gets cleaned with a flat surface cleaner rather than a wand on its own, so you do not get the zebra stripes a rented pressure washer leaves, and the edges and joints are detailed by hand.
Pavers get the same treatment at a pressure that cleans the face of the brick without blasting the sand out of the joints. Oil and rust stains are a different job from dirt and algae: send a photo and you will be told straight what will come out and what will only lighten.
What a clean actually does

What it usually costs
Minimum job $100. These are the same numbers as the main page and its estimator. A photo gets you a firm number, usually the same day, and it does not move once it is agreed.
Walls get soft washed. Concrete gets pressure.
A firm number comes back, usually the same day. No site visit, and the number does not move once it is agreed.
Plants are soaked first. Walls, screens and trim get a cleaning solution and a low-pressure rinse; driveways, walkways and pool decks get real pressure.
Every job is photographed from the same spot before and after, and the photos are sent to you when it is done.
Got an HOA letter about mildew? It clears, or you don't pay for that service.
Send the notice with a photo. You will hear straight away whether washing clears it, before you are quoted.
If the association is still not satisfied, it gets re-treated at no charge, any time within 30 days of the job.
If washing cannot clear it, you are refunded for that service. No argument, no re-inspection fee.
Driveway cleaning questions, answered straight
How much does driveway cleaning cost?
A standard driveway with its walkways is usually $150 to $200. Three-car and larger driveways run $200 to $250 and up, and paver patios or driveways start at $150. A photo gets you a firm number, usually the same day.
Will pressure washing damage my driveway?
Not when it is done with a surface cleaner at the right pressure. The damage people see (etched lines, stripes, blown-out paver joints) comes from a narrow wand held too close. Concrete is cleaned flat and even, and pavers are cleaned without blasting the joint sand out.
Can you get oil and rust stains out?
Sometimes fully, often only partly. Dirt, mildew and algae come out of concrete reliably; oil and rust soak deeper. Send a photo of the stain and you will hear honestly what to expect before you are quoted.
How often should a driveway be cleaned in Florida?
About once a year for most driveways. Shaded drives, homes under trees and anything near water go dark faster and can need it more often.
Can you do the house and the driveway on the same visit?
Yes, and it costs less than booking them separately. The walls get a soft wash and the concrete gets pressure, in the same trip.
Do you need my water?
Yes. Like nearly every pressure washing company, the equipment hooks up to an outside spigot. If there is no water on site, that is a surcharge, and it is quoted up front rather than sprung on you on the day.
